We buy houses as they are, close at a local title company, and keep them as long-term rentals. No repairs, no showings, no commission.

How a sale works
-
Tell us about the house
Fill out the form or call. We'll ask about the condition, who lives there, and when you'd like to be done.
-
We see the house
We set a time to walk through it with you or someone you trust. If it's rented, we work around the tenants.
-
You get a written offer
A price and a proposed closing date, in writing. There's no fee and no obligation. Take the time you need.
-
Close at a title company
A local title company handles the closing and pays you. You pick the date. Leave behind anything you don't want.
Why we're called Keeper
Most houses we buy, we keep. We renovate them, rent them out, and manage them for years. That changes how we buy.
-
We close ourselves
The buyer on your contract is the company at the closing table. We don't sell your contract to another investor.
-
Condition doesn't scare us
We plan to fix the house anyway, so you don't need to repair it, clean it, or empty it.
-
Tenants can stay
If the house is rented, we take over the lease and the deposit at closing. Nobody has to move.
-
We know these houses
We buy every year in the same area, so we know what Wichita houses cost to fix and what they rent for.
Common reasons people call us
-
Inherited a house
Selling a house that's in probate, in a trust, or still in a parent's name.
-
Behind on payments
Selling before a sheriff's sale, and what to try first.
-
Behind on property taxes
Selling a house with back taxes, and the refunds to check first.
-
Rental with tenants
Selling a rental without evicting anyone or waiting for the lease to end.
-
Needs major repairs
Foundation, roof, sewer line, fire or water damage, or decades of deferred work.
-
Divorce or separation
Selling a shared house on a timeline both owners can agree on.
Should you list it instead?
If your house is in good shape and you have a few months, listing it with a real estate agent will usually get you a higher price than we can pay. We're the better fit when the house needs work, has tenants, or you need to be done by a certain date.
Questions sellers ask
How do you decide what to offer?
We start with what the house would sell for after repairs, based on recent sales nearby. We subtract the repair cost and our costs to buy, hold, and finance it. Here’s more on how we price. We’ll walk you through our numbers if you ask.
Do I pay any fees or commission?
No commission and no fees to us. We pay the normal closing costs. Your mortgage, any liens, and your prorated share of this year’s property taxes come out of the sale, the same as in any sale.
Who actually buys my house?
Keeper Home Buyers LLC or an affiliated company we own. The buyer is named in the purchase contract, and that’s the company that closes and pays you. We don’t sell or assign your contract to another investor.
How fast can you close?
We can close in as little as two weeks once title is clear. Most sellers pick a date a few weeks out. If you need more time, that’s fine. You choose the date.
