Selling a rental house with tenants in it
We own rentals, so a house with tenants in it is normal for us. We buy with the tenants in place, and in most cases they keep living there after we close.
How it works
The lease stays in force after the sale. At closing, we take over the lease, the tenant’s security deposit, and any prepaid rent. Then we let the tenants know who to pay and how to reach us for repairs.
You don’t need to wait for the lease to end, turn the unit, or schedule showings around the tenants. We’ll need to see the inside once. You give the tenants notice of the visit the same way you would for a repair.
What to have ready
- The current lease and any renewals or addenda
- The rent amount and the security deposit you’re holding
- Payment history, and any late notices or eviction filings
- A list of known repairs or open maintenance requests
Tenants behind on rent
We still buy. Tell us where things stand, including any notices you’ve sent or an eviction case that’s been filed. It changes the offer, but it doesn’t stop the sale.
More than one rental
If you own several rentals in the Wichita area, we can make an offer on all of them, and close them together or one at a time.
Where we buy
We buy houses in Wichita, Andover, Augusta, Derby, Goddard, Haysville, Park City, and other towns in Sedgwick and Butler counties. See all areas.
