How selling to us works

The four steps

  1. Tell us about the house

Fill out the form or call. We'll ask about the condition, who lives there, and when you'd like to be done.

  2. We see the house

We set a time to walk through it with you or someone you trust. If it's rented, we work around the tenants.

  3. You get a written offer

A price and a proposed closing date, in writing. There's no fee and no obligation. Take the time you need.

  4. Close at a title company

A local title company handles the closing and pays you, as soon as two weeks once title is clear, or later if you need more time. Leave behind anything you don't want.

How we come up with our offer

We start with what the house would sell for after it’s fixed up, based on recent sales of similar houses nearby. Then we subtract what the repairs will cost us, plus our costs to buy, hold, and finance the house. What’s left is our offer.

That’s why our price is lower than what a fully updated house sells for. You’re giving up some price in exchange for not fixing anything, not showing the house, and not waiting on a buyer’s loan. If you want to see how we got to our number, ask and we’ll walk you through it.

Listing is often the right call. If the house is updated and you can wait a few months, an agent will usually get you more. We'd rather tell you that than buy a house that should have been listed.

What comes out of your proceeds

  • Commission: none. We’re the buyer, not an agent.
  • Closing costs: we pay the normal closing costs.
  • Your mortgage and any liens or back taxes: paid off by the title company at closing.
  • This year’s property taxes: your share, prorated to the closing date, the same as in any Kansas sale.

At closing

Closing happens at a local title company. They check the title, pay off your loan and anything else owed, and pay you the rest by check or wire. You can sign in person, by mail, or with a mobile notary.

Tell us about your house

One call gets you a walkthrough and a written offer. If selling to us isn't the right move, we'll say so.
