Questions sellers ask us

How do you decide what to offer?

We start with what the house would sell for after repairs, based on recent sales nearby. We subtract the repair cost and our costs to buy, hold, and finance it. Here’s more on how we price. We’ll walk you through our numbers if you ask.

Do I pay any fees or commission?

No commission and no fees to us. We pay the normal closing costs. Your mortgage, any liens, and your prorated share of this year’s property taxes come out of the sale, the same as in any sale.

Who actually buys my house?

Keeper Home Buyers LLC or an affiliated company we own. The buyer is named in the purchase contract, and that’s the company that closes and pays you. We don’t sell or assign your contract to another investor.

How fast can you close?

We can close in as little as two weeks once title is clear. Most sellers pick a date a few weeks out. If you need more time, that’s fine. You choose the date.

Do I need to make repairs or clean the house?

No. We buy as-is. Take what you want and leave the rest, including furniture and whatever is in the garage.

Will you buy a house in any condition?

Almost any. We buy houses with foundation problems, roof leaks, fire or water damage, failed sewer lines, hoarding, and houses that have been empty for years. More on houses that need work.

What if the house has tenants?

We buy with tenants in place. At closing we take over the lease, the security deposit, and any prepaid rent. More on selling a rental.

Do you buy houses with liens, back taxes, or code violations?

Yes. The title company pays off liens and back taxes from the sale at closing. Send us any code notices and we’ll factor them in.

Are you real estate agents?

No. We aren’t licensed real estate agents. We buy houses for ourselves and don’t represent you in the sale. You’re welcome to have your own agent or attorney review our offer.

Is there any obligation once I contact you?

None. You’ll get a written offer and you can say no. We don’t charge for the walkthrough or the offer.

Do I have to be there for closing?

No. You can sign at the title company, by mail, or with a mobile notary wherever you live.

Can I stay in the house for a little while after closing?

Ask us. We can sometimes write a short move-out period into the contract. It has to be agreed before we sign.

What areas do you buy in?

Wichita and nearby towns in Sedgwick and Butler counties. See the full list. If the house is within about 30 minutes of Wichita, we’ll probably look at it.

What happens to the house after you buy it?

Most of the time we renovate it and rent it out long term. A few houses we fix up and sell.
