Selling a house that needs work
We plan on renovating every house we buy, so the condition it’s in now matters less to us than it does to a buyer with a mortgage. We buy houses with:
- Foundation cracks, settling, or a wet basement
- Roof leaks or a roof at the end of its life
- Failed or root-clogged sewer lines
- Old wiring, a small electrical panel, or galvanized plumbing
- Fire, smoke, or water damage
- Mold
- A house full of belongings, or years of deferred maintenance
- Code violations or unfinished projects
You don’t need inspections or bids
We do our own walkthrough and price the repairs ourselves. You don’t need to get contractor estimates, an inspection, or an engineer’s report first. If you already have one, send it, and it helps us price the house faster.
Why repairs sink regular sales
A buyer using a mortgage usually gets an inspection, and their lender gets an appraisal. Big problems like a foundation, sewer line, or roof can lead to repair demands, a lower price, or a lender who won’t lend on the house as it is. When we buy, there’s no buyer’s lender to satisfy, and we plan for those repairs in our offer.
Code violations
If the city or county has sent you a notice about the house, send it to us. We can usually buy a house with open code violations and take on fixing them after closing.
Where we buy
We buy houses in Wichita, Andover, Augusta, Derby, Goddard, Haysville, Park City, and other towns in Sedgwick and Butler counties. See all areas.
