Selling a house in El Dorado
El Dorado is the Butler County seat, about 30 minutes east of Wichita on US-54 and I-35. It boomed with the 1915 oil strike, so a lot of its houses are a hundred years old, and the next big batch went up in the 1950s. The median house here dates from 1959, and about one house in eight is sitting empty.
A house that old usually needs a sewer line, wiring, plumbing, and some foundation work, and some have been empty long enough to need everything. We buy them as they are, with the belongings still inside if that’s how it is. If it’s rented, we take over the lease and the deposit at closing.
El Dorado is in Butler County, so any back taxes get paid to the county treasurer out of the sale at closing, and anything that has to go through court, like probate, goes through the district court in El Dorado.
How it works
-
Tell us about the house
Fill out the form or call. We'll ask about the condition, who lives there, and when you'd like to be done, and we'll give you a rough range on the phone so you can decide whether a walkthrough is worth your time.
-
We see the house
We set a time to walk through it with you or someone you trust. You don't need to clean up for it, and nobody asks you to sign anything that day. If it's rented, we work around the tenants.
-
You get a written offer
A price and a proposed closing date, in writing, within 48 hours of the walkthrough. There's no fee and no obligation. Take the time you need, and have your own attorney read it if you want.
-
Close at a title company
A local title company handles the closing and pays you, as soon as two weeks once title is clear, or later if you need more time. You don't sign the deed until then, and we never ask you for money. Leave behind anything you don't want.
