Listing or selling for cash: what would you walk away with?

Listing usually gets a higher price. But commission, closing costs, repairs, and months of carrying the house all come out before you see a dime. Put in your numbers and see what each route leaves you.

Look at what similar updated houses nearby have sold for, or call us and we'll tell you what we think.

What it would take to get it in good condition to list.

Mortgage payment, taxes, insurance, and utilities for one month.

Repairs, time on the market, and the buyer's loan.

A cash offer at or above this leaves you the same or better than listing, and you're done in weeks instead of months. We pay the normal closing costs, and there's no commission.

This isn't our offer. Ours depends on the house, and we'll show you how we got to it.

What the calculator counts

  • Agent commission. What both agents are paid, as a percent of the price. It’s negotiable, so put in what you’d actually pay.
  • Closing costs and credits to the buyer. Title and other seller fees, plus what buyers often ask for, like help with their closing costs or a repair credit after the inspection. When you sell to us, we pay the normal closing costs.
  • Repairs to get it ready to list. What it would cost to get the house into the shape buyers expect before they’ll pay full price.
  • Holding costs. Your mortgage payment, taxes, insurance, and utilities for each month until a listing closes: while the house is being fixed, on the market, and waiting on the buyer’s loan.
  • Mortgage payoff. It comes out of the sale either way. Put it in to see what you’d actually walk away with, or leave it blank to compare the two routes before the payoff.

How to read the result

If listing comes out clearly ahead and you can afford to fix the house and wait, list it. We’ll tell you the same thing on the phone. If the gap is a few thousand dollars and you’d rather be done in three weeks than six months, that’s when people take our offer.

This is an estimate to help you compare, not an offer or an appraisal.
