Houses we bought as-is, before and after

Worried your house is too far gone to sell? These Wichita houses had a kitchen fire, boarded-up windows, trash in every room, and a hole in the floor. We bought each one just the way you see it. Most houses we buy aren't nearly this bad; they're here to show that condition is never the reason we say no.

No repairs. No cleanout. Sold as-is.

Bought and renovated by a company with the same owner as Keeper Home Buyers.

Worn out, with a hole in the laundry room floor

  • Stained carpet
  • Hole in the floor

South central Wichita. Bought as-is.

A kitchen fire, and smoke in every room

  • Kitchen fire
  • Ceilings down

The fire started in the kitchen. By the time it was out, the kitchen and living room ceilings were open to the rafters and there was soot in nearly every room. The seller didn't fix any of it. We bought it with the ceilings down.

What we did after closing

  • Replaced joists in the kitchen
  • New drywall wherever it was damaged
  • Rebuilt the kitchen: cabinets, countertop, backsplash, and new appliances
  • Built a new room off the entryway
  • New vinyl plank flooring
  • Fresh paint, new glass in the broken window, and new outlets, switches, and hardware

Before

  • Burned-out kitchen where the fire started, with the ceiling open and a scorched refrigerator
  • Kitchen seen through a doorway, with the ceiling open and burned debris on the floor
  • Kitchen from the hallway, with ceiling boards hanging down
  • Living room with the ceiling burned open to the rafters and debris on the floor
  • Hallway with burned walls, an open ceiling, and debris on the floor
  • Living room with soot on the walls and debris on the floor

Plywood over the windows and doors, trash in every room, and one side of the house sitting 3 to 4 inches low. A house like this can sit empty for years, drawing complaints while the taxes and insurance keep coming due. We bought it that way, trash included.

  • Covered the old stucco with new siding and painted it

  • Patched the drywall, painted, and put vinyl plank flooring throughout
  • New stainless appliances and a backsplash in the kitchen

Before

  • Front of the house with plywood over the door and windows
  • Side of the house with three boarded-up windows
  • Detached garage with plywood nailed over the door

Peeling wallpaper, a rotted wall, and an old roof

  • Peeling wallpaper
  • Old roof
  • Rotted wall
  • Overgrown

Wallpaper coming off the walls in the bathroom and bedrooms, a wall rotting under a window, an old roof and water heater, and trees growing up against the house. We bought it with all of that still to do.

What we did after closing

  • New roof and a new water heater
  • Vinyl plank flooring and fresh paint throughout
