Selling a house in Valley Center

Valley Center is north of Wichita and Park City, about 11 miles from downtown. It grew in spurts, and you can see each one in the houses: about a quarter are from the 1950s and earlier, a quarter from the 1970s, and a quarter from the 2000s on.

The ’50s and ’70s ranches here are the same houses we buy in north Wichita, and they need the same things at this age. We buy them as they are.

The town sits inside the flood control project the Army Corps of Engineers built around Wichita and Valley Center in the 1950s. If your house has ever taken on water, tell us. It doesn’t stop us from making an offer.

Valley Center is in Sedgwick County, so any back taxes get paid to the county treasurer out of the sale at closing, and anything that has to go through court, like probate, goes through the district court in Wichita.

How it works

  1. Tell us about the house

Fill out the form or call. We'll ask about the condition, who lives there, and when you'd like to be done, and we'll give you a rough range on the phone so you can decide whether a walkthrough is worth your time.

  2. We see the house

We set a time to walk through it with you or someone you trust. You don't need to clean up for it, and nobody asks you to sign anything that day. If it's rented, we work around the tenants.

  3. You get a written offer

A price and a proposed closing date, in writing, within 48 hours of the walkthrough. There's no fee and no obligation. Take the time you need, and have your own attorney read it if you want.

  4. Close at a title company

A local title company handles the closing and pays you, as soon as two weeks once title is clear, or later if you need more time. You don't sign the deed until then, and we never ask you for money. Leave behind anything you don't want.
